Architectural programming
Maybe you already know exactly how many square feet your building should be, the number of different spaces you need, the function of each space, and code requirements for plumbing fixture counts, parking, and fire safety, etc. If so, great, you’ve done a chunk of our work for us. If not, don’t worry, that is what we are here to help you figure out. During the programming stage we make a list and diagram out the building to ensure everything you need is accounted for. This is also the stage when we determine what types of outside engineers and consultants we will need and begin coordinating with them so they can be on board from the beginning.
Design
We will use a combination of 2D and 3D drawings to establish the special requirements, architectural style, and key elements of your project, working with you to ensure your vision is being fulfilled each step of the way. When this stage is complete, we will have architectural floor plans, exterior elevations, and a 3D model that are designed to meet you needs, as well as conform to building codes, handicap accessibility, and fire code requirements.
Construction Documents
As soon as the design stage is complete, and you are happy with the direction we are going in, then we get all hands on deck. As we finish the architectural plans and details, we’re also coordinating with and directing the necessary engineers and consultants to complete their respective scopes of work. The result is a comprehensive set of construction documents that combines all necessary drawings, details, and specifications so that no system and/or element of your building left undefined.
Bidding and Negotiations
Once the construction documents are complete, we will assist you in soliciting bids from reputable general contractors in the area. We coordinate the bidding process by providing the construction documents, answering questions, and reviewing bids for accuracy and completeness. Typically, we are also coordinating the permit review and approval process during this same stage, so that you can begin construction as soon as possible.
Construction Administration
We will assist you during construction through periodic site visits, by coordinating with your general contractor to provide clarifications and additional information as needed, by reviewing and approving the general contractor’s applications for payments, and preparing a final punch list at completion.
