step One: Architectural Programming
The first step in the design of most commercial spaces is to determine what “programmatic elements” are needed for the facility to function properly. At Moment Architects, we work directly with our clients to discuss their needs and wants, perform preliminary code analysis and calculations, and prepare an “Architectural Program” that serves as the starting point for the project. A complete Architectural Program will list in detail the types of spaces needed, the square footage of those spaces, the total calculated occupancy of each space, the code requirements of those spaces based on occupancy type and count, and the general construction type proposed to meet the code requirements.
step Two: Design & Engineering
At Moment Architects, we work closely with our engineers and consultants to ensure that every detail of your commercial space is carefully thought out. We provide architectural services in-house, and we hire local engineers and various other design professionals who we have built quality relationships with. These third-parties provide services such as civil engineering, structural engineering, geotechnical engineering, landscape architecture, interior design, acoustical engineering, fire suppression system design, and much more. We tailor each project’s team to fit that specific client’s needs.
Step Three: building permit coordination
Once our team of architects and engineers has prepared the complete set of construction documents (blue prints) for a project, we move into the permit coordination phase of the project. At Moment Architects, we assist our clients through this process by completing the necessary forms, gathering required documents, and compiling a complete permit application to be submitted to the City or County with jurisdiction. We then stay in contact with the Authority Having Jurisdiction (AHJ) throughout the permit review process, ensuring all the plan reviewers’ questions are answered.
Step Four: Bidding and Negotiations
Not all commercial projects go through a formal “bidding and negotiations” phase, but for those that do, we are here to help. We can assist our clients in preparing and issuing a set of construction documents advertised to suitable general contractors, answering any questions from general contractors interested in bidding, and providing our clients with guidance in evaluating the bids that are received in response.
Step Five: Construction Administration
Finally, after many months (and sometimes years) of design, engineering, permitting, and bidding, everything is in place for the exciting ground-breaking ceremony. Once construction begins, Moment Architects will remain engaged with our client and the project’s general contractor to ensure all questions are answered promptly, submittals are reviewed and approved in a timely manner, and that construction is proceeding in accordance with the construction documents.
